How can I close my next real estate transaction at your office?
It's really simple. Any place on the contract you normally put the title
company's name, you put
Chicago Title. Then, bring the escrow
deposit, if any, to our offices and we will receipt the contract for you and
open title.
What happens next?
We work behind the scenes with the real estate agents, the seller(s), the
buyer(s), the mortgage broker, the lender, and the title company to ensure that
title is cleared and acceptible. Sometimes a new survey or appraisal is
ordered, depending on the sales contract and the lenders requirements.
Once our office has received closing instructions and documents from the
buyer's lender, we will schedule a time to close and we will prepare the
Settlement Statement (or HUD-1). Once all parties have signed the closing
documents, they are returned to the lender who reviews the loan package. If all
the forms have been properly executed, a check is issued to fund the loan. Once
the loan has funded, all parties will receive any proceeds due them from the
sale. We will record the documents necessary to transfer the property into
the new owner's name. Escrow is now officially closed and the home is
sold. Most real estate agents and sellers can pick up their checks
the day after all the documents are signed!
