JOKE

You can't serve beer (or any alcoholic beverage) to a moose in Alaska.

The Encyclopedia Britannica was banned in Texas because it disclosed the formula for making beer.

It's against the law in North Dakota to serve beer with pretzels at any restaurant, bar, or club.

Missouri legislators enacted a strict law that listed all the ingredients that can be used to brew beer.  Don't worry about the beer being watered down- they forgot to include water as an ingredient.

Foreclosure "Rescue" Scammers Focus on Stealing Homes

These criminals skip over foreclosure notices on newer homes with sub-prime loans and mortgages made with low down payments or none at all.

They are looking for foreclosures on homes with loans that are a decade old or more, those that have a nice buildup of equity.  They arrange to get that equity for themselves.

Though there are legitimate, mostly nonprofit, operations that can help homeowners in distress, there is a growing army of criminals that prey on this group.

They get leads from sites such as PreForeclosure.com and All-foreclosure.com.  The sites compile public records to provide leads for legitimate investors, but anyone can access them.  People on the list say they receive letters daily that offer to help them avoid foreclosure.

Here's how the scam works.  Rescuers say they will refinance through a designated investor or arrange a rent-to-own plan that will allow homeowners to buy their homes back.  Somewhere in the paperwork, there is a quit claim or deed of gift in which homeowners sign their houses over to the investor.

At that point, the rescuers charge the former owners rent high enough to ensure they can evict them and pocket the equity built up in the property.

The rescuer may also take out a first and second mortgage on the property.  If the former owners do get the property back, what they owe on it could be more than the house is worth.

Several states have passed foreclosure protection laws, but its still up to individuals to protect themselves from scam artists.

TIPS 

There is a Success Pattern to Apply When Working With Buyers

1. It is imperative to prequalify buyers.
2. Set limitations and boundaries for areas.
3. Identify a schedule and time frame to work within.
4. Secure the buyer's trust and loyalty.
5. Outline the fact that because your salary is commission-based, you depend upon the resources from the time spent on each and every client.  Some agents have buyers sign buyer agreements.  (Do this after a minimum of one time out in the field showing preferably five or six properties before discussion of loyalty.)
6. Set up a minimum of one in-office appoitment to go over the above.
7. Provide potential buyers with a buyer's book which includes:
     a. Map of your city                                                                                b. Highlights of yourself                                                                          c. Personal brochure and card                                                               
      d. Highlights of your company                                                                  e. Sample properties that are for sale and/or sold                                         f. Some information about your city and/or suburbs                                         g. Sample purchase agreement contract                                                  h. Sample financing addendum (way in which they will buy)                            i. Buyer timeline for purchasing a home from start to finish                                 j. Buyer inspection cards                                

8. Use inspection cards with a rating system of one to ten as a systematic process of elimination for homes.  Keep track of good and bad points on inspection cards.
9. At the end of each appointment day, ask the buyers, "If you had to move into or make an offer on one of the homes we saw today, which one would it be? Why?"
