Here are some basic tips that realtors sometimes forget:

When you show a home or are ready to list a home, don't think that it can wait. By waiting, even until morning, buyers and sellers cool off.
You want to look, act, and be successful. Always talk optimistically about real estate in general - enthusiasm is contagious.
Try not to smoke or offend a client with foul odors of any type. Always keep a breath spray or peppermint in your pocket for those close encounters.
